We know it can be difficult to save for a big deposit, and we’re the first developer to create a scheme to help with this. If you’ve found your dream Charles Church home but only have a small deposit, our Helping Hand shared equity scheme can help get you moving. With as little as a 5% deposit, you could be in your new home sooner than you think.
With Charles Church's Helping Hand scheme you typically pay between 85% and 90%* of the value of a new Charles Church Home, and we’ll take care of the rest - all it takes is a 5% deposit from you. You will own 100% of the property and you can simply pay us back when you sell*.
Charles Church Helping Hand is designed to help buyers who need a little help to take the first step on the property ladder. You pay a minimum of 5% deposit, or more if you can. We can then loan you up to 20% of the price of the house, meaning that your mortgage can be as little as 80%.
This means that you can move in sooner, pay less on mortgage repayments, and pay us back further down the line.
As long as it’s within the term of the agreement, when you pay us back is up to you – whatever works best with your circumstances. You might pay some or all of it back early, or when you sell the house, or by remortgaging at the end of the period. What you repay is based on the market value of the house when it is sold or when you redeem the equity share.
Say you wanted to buy a house with a purchase price of £119,995. Your 5% deposit would be £6,000. Charles Church Homes could then loan you up to 20% of the house price, (so in this case £23,999), meaning that your mortgage could be just £83,996, meaning lower mortgage repayments each month. You can pay us back the 20% you borrowed when it suits you.

* Helping Hand scheme is available on selected plots and developments only, subject to status, terms and conditions apply. The Charles Church equity share can be repaid at any time during the term of the agreement. The Charles Church Helping Hand shared equity scheme will charge interest on plots in England & Wales, after 1 year (i.e. in the second year of the mortgage) at 3% per annum of the amount of the shared equity loan; on plots in Scotland, after 5 years (i.e. in the sixth year of the mortgage) at 1.75% per annum, after 6 years (i.e. in the seventh year of the mortgage) the interest charge will be 1.75% uplifted by RPI +1% per annum of the amount of the shared equity loan. Interest is payable monthly by Direct Debit. Charles Church may offer from time to time alternative development or plot specific terms and conditions.
