Work begins on new homes at Church View in St Ippolyts
17 March 2026
Construction is set to begin on a new housing development in St Ippolyts, North Hertfordshire.
Charles Church has started work on land to the south of Waterdell Lane, where it will deliver Church View, a new collection of homes, close to the market town of Hitchin.
The site, which already benefits from full planning permission from North Hertfordshire District Council, will see 52 homes delivered, with a mix ranging from one to five-bedroom properties designed to meet local housing needs.
Set within rural Hertfordshire, Church View will offer residents the best of village life while remaining well connected with Hitchin town centre just a short drive away and the A1(M) offering easy access to the wider region.
The development will also bring significant environmental and community benefits. Public open space will be provided on site, including a Local Area for Play, alongside a biodiversity net gain of around 24 per cent delivered within the development.
As part of the project, Charles Church will contribute around £1.6 million through Section 106 funding towards local infrastructure and community facilities, including St Ippolyts Primary School.
Claire Dearsley, Sales Director for Charles Church Midlands said: “We’re pleased to be getting started at St Ippolyts. This development will bring a great mix of new homes to the area, from one to five-bedroom properties, giving local buyers and families a real choice when it comes to finding a high-quality home in a desirable village setting. With green space, play areas and strong biodiversity improvements built into the plans, it will be a place people will be proud to call home.”
