The Royal in the title is a bit of a give-away. Royal Leamington Spa, in the heart of Warwickshire, has been described as a mini-London. That’s a good head start for your new home. It’s got beautiful buildings, great shops, galleries and parks, and a reputation for some of the best places to eat out in the area. Leamington Spa is near enough to Birmingham and Coventry if you need to travel there for work, but far enough away to feel very independent – as well as being surrounded by the county’s lovely countryside.

With its up-market credentials, there are great amenities here. The town centre has wide streets, the green space of the Pump Room Gardens and Jephson Gardens, and a great café culture focused in the Regent Court shopping centre. There’s a balance of high street and independent shops and so it’s a well-grounded place too, with all the usual supermarkets just outside the town centre.
Getting around
Leamington Spa is just off the M40, the driving force between London and Birmingham. The A46 is the direct road into Coventry via Warwick and Kenilworth. It’s on the Chiltern Main Line for trains between London and Birmingham, and on the branch line to Coventry, so you’ll be well connected. Trains take an hour and a half to get to London and the fast train to Birmingham takes just under half an hour. Birmingham Airport is just over half an hour’s drive away, a real bonus for work and pleasure. There are regular bus services around the town, and for Warwick University and Coventry.
Going to school
A thriving town has a thriving school community and there’s plenty of choice in all educational sectors for families with children. Warwickshire College and Royal Leamington Spa College are excellent resources for post 16 education, and with Warwick University just up the road, student life is very much a part of the town.
Enjoying yourself
Just wandering around the town centre, browsing, and watching the world go by from one of the outside café terraces is a good way to relax. The Newbold Comyn Leisure Centre, Skate Park, Climbing Playground and Sailing Club are all to the east of the town centre if you have an energetic family. Out and about, Warwick and Kenilworth Castles give a glimpse of the county’s history and for day trips, you’re just north of the beautiful Cotswolds.
